Under the general direction of the Manager of Maintenance & Operation or supervision by departmental administrator provides operational and maintenance support, leading other AFSCME staff, student employees, and contractors in execution of routine daily maintenance and operations for all facility building systems and grounds on the Eastern campus. Participation in the execution of various labor associated with maintenance and operations support, assistance with small locally executed campus improvements, vendor coordination, and other duties as assigned by management. Serves as a primary contact to management in the identification of various work tasks to be included in the maintenance schedule. Serves as key Facilities Management campus contact for daily operations matters.

  • Meets daily with Facilities Management classified staff and contractors to assign tasks and monitors completion of this work including processing work orders through CMMS system;
  • Meets with management regularly to receive guidance on operational priorities, to identify work tasks, and/or to seek counsel on technical or other matters;
  • Serves as liaison between students, faculty, staff, and community regarding routine operations and special events;
  • Work with campus staff to plan, coordinate, ensure proper set-up, and staffing for special events and campus functions;
  • With guidance from and approval of purchases by management, ensures that the operations staff has the supplies needed to execute the work assigned including researching purchases from outside vendors and special custom fabricated materials when necessary;
  • Employ knowledge to identify and seek the proper resources for execution including the use of internal purchasing systems;
  • Coordinates with custodial staff for ordering custodial cleaning supplies, miscellaneous paper goods, and other related custodial operation supplies;
  • As requested, and supervised by management, aid in the scope and development of small locally funded facility improvements (typically less than $50,000) regarding solicitation of vendor/contractor proposals and coordinating contractor execution;
  • Provides input to management regarding capital construction projects as requested regarding impact on daily maintenance and operations;
  • As supervised by and coordinated with management, employs general knowledge of building systems to participate in basic mechanical, electrical, plumbing, and grounds maintenance including custodial operations in their trade and/or specific area(s) of expertise;
  • Supports technicians of all classification series, titles, and/or grades as needed to ensure completion of skilled and unskilled tasks to fulfill the labor needs of the campus;
  • Maintains and tests all emergency response systems to ensure proper operation during a critical incident;
  • Works with management and campus dean to employ the use of emergency response systems during an actual emergency;
  • Coordinates with local security staff (or local PD) on routine campus security coverage;
  • Ensures that other FM classified staff can operate critical facilities infrastructure systems that should be shut off or employed during a physical plant incident (i.e. primary water shut-off valves locations, etc., and how to operate);
  • Ensure the completion and proper distribution of accident and incident reports;
  • Collaborates with IT staff and other university departments to ensure proper function and physical installation of video surveillance system including identifying deficiencies;
  • Maintains building electronic and/or physical access control systems, production of keys, lock system repairs, key boxes, and other related access control matters as coordinated with management;
  • Understand general environmental health and workplace safety to help ensure that campus operations are performed in protection of facility staff and in accordance with regulatory standards seeking guidance and counsel when needed;
  • Reviews programs with management and ensures safety equipment supplies are fully stocked;
  • Works with management on the coordination of life safety systems function and inspections, MSDS records, and the proper storage and disposal of hazardous waste, bio-medical waste, chemical waste generated by laboratories, and electronic waste;
  • Extensive standing, walking, etc., may be exposed to dirt, grease, odors, cramped conditions, heavy lifting, carrying, etc. at times;
  • Extreme hot or cold temperatures and all weather conditions, heights, occasional exposure to hazardous materials, and electrical hazards;
  • May be exposed to dangerous machinery; and confined spaces;
  • Work at heights;
  • Physical capability to inspect rooftops safely;
  • Performs other related duties as required.

Minimum Qualifications

  • Read & write common vocabulary in sentence structure; add, subtract, multiply & divide whole numbers, calculate fractions, decimals & percentages;
  • Ability to apply principles to solve practical problems;
  • Ability to carry out instructions in written, oral, and pictorial form;
  • Work independently or with others;
  • Demonstrate dexterity and skill in the use of craft-associated hand &/or power tools & equipment;
  • Use various power tools and equipment associated with maintenance functions;
  • Lift up to 50 lbs;
  • Knowledge of all applicable OSHA and/or Ohio University safety guidelines and procedures*;
  • Ability to identify needs/concerns of others and determine potential solutions, willingness to foster a welcoming and respectful workforce and community;
  • This position has direct contact with many internal groups and external vendors, therefore good communication skills are necessary to represent the university in a positive manner and to accomplish work objectives;
  • Ability to analyze and assess emergency situations and respond. Independent worker and self-starter are necessary;
  • High school diploma with at least 8 years of work experience in carpentry, electrical, HVAC, plumbing, or Industrial Maintenance with 2 years of that time at journey-level working knowledge in their area of expertise;
  • Successful completion of pertinent test(s);
  • Valid Ohio Driver's License;
  • Pesticide applicator's license in the state of Ohio (can obtain within 1-year of employment);
  • Knowledgeable in the use of Microsoft Office suite, or similar, including Outlook, Excel, and Word;
  • Knowledge of and ability to become proficient in the use of computerized maintenance management system (CMMS).
  • An established pattern of good work habits and performance with good interpersonal skills.

Preferred Qualifications

  • Vocational/technical training and completion certificates or associates degree in carpentry electrical, HVAC, plumbing, or Industrial Maintenance;
  • At least 8 years of work experience in carpentry, electrical, HVAC, plumbing or Industrial Maintenance with 2 years of that time at journey-level working knowledge in their area of expertise;
  • Proficient in the use of Microsoft Office suite or similar, including Outlook, Excel and Word;
  • Proficient in the use of computerized maintenance management systems (CMMS).
