The Head Janitor reports directly to the Property Manager. While specific responsibilities will vary based on location, the janitor will be responsible for physical asset management of the property and is on call 24/7 for maintenance emergencies. The ability to manage a staff, multi-task and be adaptive to changing responsibilities while keeping a positive attitude are crucial. Strong communication and organizational skills are also key. This position requires the Head Janitor to live onsite and to be on call 24/7. A rent free apartment will be provided.

Schedule

  • Monday - Friday: 7:30 am - 3:30 pm

Responsibilities

  • Manages building work tickets, delegates work and ensures all projects/repairs are completed in a timely manner
  • Supervises the maintenance of the building to ensure efficient and effective functioning, safe and in accordance with budget
  • Produce monthly building inspection report and weekly maintenance log for Property Manager
  • Communicates property maintenance issues, solutions and emergencies in a timely manner to the Property Manager and Staff 
  • Ensures all areas of the property are well maintained, safe, clean, and organized
  • Oversee emergencies and complete documented procedures, when applicable
  • Accountable for the upkeep of all maintenance equipment and tools
  • Schedule and supervise preventive maintenance such as HVAC units
  • Develop yearly budget plans for maintenance projects and needs
  • Evaluate and obtain competitive bids with the assistance of the Property Manager, as needed
  • Available for on-call 24/7
  • Other duties as assigned

Qualifications

  • 3-5 years of experience in managing multi-family facilities
  • HVAC Certification
  • Excellent interpersonal, verbal and written communication skills
  • Must have excellent knowledge of plumbing, electrical, HVAC, fire and safety systems
  • Ability to maintain professional disposition while exercising judgment and discretion in work
  • Must be a self-starter and able to multi-task
  • Must have strong leadership skills
  • Ability to work in a fast-paced work environment
  • Strong time management, organizational and problem-solving skills
  • Proficiency in basic computer operation 
  • Membership in the Union may be a requirement at this location
