HVAC Technician
Unit: AFSCME I Reporting To: Superintendent of Public Buildings Base Wages: G-7-1 $1,430.76 Hours: 7:00 AM – 3:30 PM Mandatory OT as needed Application Deadline: Open until filled.
Definition:
Under the direction of the Superintendent of Public Buildings or his designee the HVAC/R Technician is responsible for corrective maintenance, new and renovated installations, and preventive maintenance of all building HVAC systems. Assist all trades within the Public Buildings Department to provide quality and time efficient corrective/preventive maintenance measures for projects, repairs, and installation of new equipment in an orderly fashion. Distinguishing Characteristics: Works under general supervision of the Superintendent and Assistant Superintendent of Public Buildings or their designee working in town buildings and schools:
• Performs varied skilled heating, air conditioning, ventilation, and refrigeration tasks in accordance with state and standard practices, exercising some initiation and judgment to avoid waste and adapting materials to requirements of assignments.
• Makes frequent contacts with school staff, Town employees, and salesmen.
• Some effort required in detecting errors which could cause confusion, loss of time and waste materials, or damage to equipment
• Frequent physical effort demanded in lifting one (1) to one Hundred (100) pound materials and in continuous walking, standing, kneeling, squatting, bending, and driving under conditions at times subject to dirt, rain snow, boiler room soot, or other disagreeable factors, some exposure to the hazards associated with chemicals and cleaners.
• Error could result in significant and costly damage to buildings and equipment, personal injury, create hazards to public safety, and cause monetary loss.
• Works with the Superintendent of Public Buildings and/or his designee to assist in the development of cost estimates for all types of building projects.
• Works with the Superintendent of Public Buildings and/or his designee to assist in the ordering of building supplies, equipment and material required.
• Considerable physical effort is required in performing duties under typical shop conditions, with frequent outside work performed under varying weather conditions including snow removal.
• Performs other duties related or otherwise that are assigned by the Superintendent of Public Buildings and/or his designee as required.
• Maintain established quality and quantity standards. Follows prescribed safety precautions, established department and Town policies, procedures, rules, and regulations. Detect and report improper operations, faulty equipment, defective materials, and unusual conditions. Maintain work areas and equipment in a clean, orderly, operational, and safe manner.
• Keeps current with all safety and building codes. Maintains all required licenses.
• Maintains a clean and orderly work area. Thoroughly cleans area after performance of all jobs. Performs all patching and repair that may be required.
• Performs other duties related or otherwise that are assigned by the Superintendent of Public Buildings and/or his designee as required. June 2024 Essential Functions
• Licensed to install and repair all facets of HVAC equipment. Must possess and maintain HVAC License, refrigeration license and Mass Driver’s license.
• Must be physical fit for lifting 1-100 lbs., climbing ladders, squatting, kneeling, walking, and bending. Examples of Work • Assist in snow removal operations, or do work normally ascribed to other trades, involving use of bricks, glass blocks, concrete, and other building materials; may assist plumber and electrician. Shall assist in setting up for Town elections, Town meeting and all other events as assigned.
• Operate power tools, including jack hammers, cutting torches, hand tools, vacuum cleaners; performs cement and iron work and other laboring tasks as assigned. Education and Experience: High school graduate or vocational education; five years of experience in the trade as a licensed HVAC/R and oil burner technician; and building maintenance; or any equivalent combination of education and experience. Knowledge, Ability, Skill:
REQUIREMENTS:
• Must have and maintain a valid Mass. Driver’s license.
• Must have Five (5) years’ experience in the heating, ventilation & air conditioning, refrigeration trade.
• Possess Massachusetts Heating, Ventilation & Air Conditioning License.
• Working knowledge of materials, equipment, and techniques of the HVAC trade.
• The standard practices required of a HVAC Technicians and skill in the use of the tools and materials of the trade.
• Knowledge and ability to work in a BMS system.
• Ability to understand and carry out oral and written instructions.
• Ability to read and work from blueprints and plans pertaining to HVAC work and follow instructions.
• Skilled in the use of tools and materials of the trade.
• Ability to use hand tools and other tools required of the trade to perform repairs and installations.
• Preference may be given to a candidate possessing a Massachusetts Plumber’s license. Physical
While performing the functions of this job, the employee is required to stand, walk, sit, talk, and hear for extended periods. Frequently required use hands to finger, handle, or feel objects, tools, or controls; reaches with hands and arms, crawls, and climbs. Specific vision abilities required include close and medium distance vision and the ability to adjust focus. Must be able to hear normal sounds, distinguish sound as voice and communicate through human speech. Required to push, pull, lift, and carry equipment and supplies weighing up to 100 pounds. Use ladders and bucket truck to reach elevated heights.
