Facility Maintenance Worker II (Union/AFSCME)

Nature Of Work

This is semi-skilled and lead maintenance work involving maintenance on interior and exterior

fixtures of City buildings. Work includes ice maintenance, general cleaning, painting, carpentry,

plumbing, repair and maintenance of machines, and operating HVAC system controls. Work

may include leading assigned workers. Employees may be assigned tasks of similar or higher

level classifications to gain experience and training in preparation for advancement. Safety

equipment such as hardhat, safety glasses, reflective vest, gloves, steel-toed shoes, respirator,

earplugs, face visor, safety harness, lumbar support, and insulated tools are used.

ESSENTIAL FUNCTIONS (Specific assignment will include some or all of the following):

  • Performs ice maintenance on ice surfaces, when scheduled. Maintenance on ice surfaces includes: resurfacing ice surfaces, edging, painting, installing logos, etc.
  • Cleans and maintains the interior and exterior of City buildings.
  • Performs preventive maintenance on building equipment such as air conditioning units,heating units (forced air, and heat pumps), air compressors, blowers and exhaust fans; changes filters and lubricates parts.
  • Operates a computerized building maintenance system to control the work environment.
  • Drives a pick-up truck or other City vehicle to and from buildings or to pick up supplies and materials; loads and unloads vehicles.
  • Performs preventive maintenance on electric motors; lubricates and makes adjustments as required; makes minor electric repairs to light fixtures, switches, and sockets.
  • Makes minor repairs or assists in replacing plumbing fixtures; unclogs toilets; assists a plumber on major installation or repair projects; cleans and maintains drinking fountains.
  • Prepares, seals and paints building interiors and exteriors, windows, equipment or machines; patches holes in wallboard or plaster walls; operates pressure washers to clean the outside of buildings and facilities; assists a carpenter in building items such as cabinets, bookcases and wall partitions.
  • Repairs or replaces carpet and skate tiles.
  • Monitors the ice and equipment for any problems and notifies supervisor regarding any issues.
  • Drives and operates the ice resurfacer according to all safety guidelines during scheduled shifts.
  • Moves furniture in and out of rooms; sets up tables, chairs and other equipment andsupplies for meetings; installs, assembles and disassembles holiday decorations; checks condition of fire extinguishers; conducts an annual inventory of furniture and office equipment; tests the operation of smoke and heat detectors.
  • Assesses severity of breakdowns and makes recommendations to supervisors.
  • Assists in ordering, pick up and maintenance of inventory on parts and supplies.
  • Assembles, installs, or builds shelving, walls, equipment and other needed items
  • Performs outside maintenance such as pulling weeds, watering lawns and plants, cleaning off roofs, removing graffiti from walls and landscaping.
  • Removes snow from walkways and other areas using hand shovel or snow blower; maintains bars on exit doors, duplicate keys, and replaces or repairs locks.
  • Performs security support by locking doors and windows.
  • May be needed to respond and assist with emergency equipment repairs at the building.
  • Troubleshoots and repairs small electrical and mechanical equipment such as audio-visual equipment (public address system, CD players) and a change machine.
  • Performs other duties as assigned.

Minimum Requirements Of Work

  • Must possess a high school diploma, GED, or higher and must possess two (2) or more years of progressively responsible work in building and custodial operations or trades.
  • Must possess a valid driver’s license and a safe driving record.
  • Knowledge, skills, and abilities in the following areas:
  • Considerable knowledge of: electrical systems, circuits, chillers, pumps and boilers; cleaning operations, procedures and practices.
  • Knowledge of personal computers and their applications.
  • Some knowledge of supervisory methods and practices.
  • Ability to:understand and follow oral and written instructions; establish and maintain an effective working relationship with others; communicate effectively with the public and employees; operate a computer, ice resurfacer, hand tools, hand power tools, radial arm saw, multi meter, snow blower, scaffolding, drill press, amp meter and other necessary equipment while performing essential functions; read blueprints, schematics and diagrams; obtain the required state or local certification, as required by the duties.
  • Willingness to be trained in the handling of the ammonia based refrigeration system.

Physical Requirements Of Work

Ability to work in confined spaces and to work safely around operating equipment; work

outdoors, occasionally, in a variety of weather conditions such as extreme cold, high winds, rain,

snow, sleet, high temperatures and humidity; lift, climb, sit or stand for long periods of time;

bend, crawl; identify or distinguish colors; recognize depth of objects; focus on small or distant

objects; talk and hear. Ability to perform heavy manual labor, including shoveling snow,

bending, stooping, reaching, and lifting heavy objects. Frequently exposed to dangerous

equipment, loud noises, vibrations, dust, dirt and odors.

Supervision

Work is performed under the general supervision of the Crown Operations Supervisor. The

employee receives regular and special project assignments but determines necessary work and

proper work methods on a daily basis. Instructions, either verbal or written, are in the form of the

work to be completed, with the employee responsible for completing the work independently and

according to City work rules and safety regulations. Work is checked through observation of

work performance and upon project completion, and also reviewed through meetings, verbal and

written communications. Guidance is provided through rules and regulations, policies and

procedures, Unified Work Rules, Union Contract, Personnel Rules and OSHA. Work is

evaluated at least annually for the safe and skilled operation of equipment, quality of tasks,

adherence to work rules, and performance in accordance with classification standard.
