As the Lead Engineer, you will be responsible for overseeing and coordinating the work of a team of engineers engaged in various aspects of equipment maintenance, troubleshooting, and repair. You will work with a JLL team that manages the client portfolio. This is a union position - International Union of Operating Engineers (IUOE Local 39)

Location: Milpitas, CA 95035

Schedule: On-site, Monday-Friday: 6:00 AM to 3:00 PM with a rotating on-call schedule for after-hour emergencies

Reporting to: Chief Engineer

Type of Employment: Full-Time w/JLL + IUOE Local 39 benefits

Estimated compensation: $58.56-$81.73 hourly

Job Summary:

Your primary objective will be to ensure optimal operational performance and uptime of critical systems, equipment, and facilities within a commercial real estate setting. You will collaborate with stakeholders, provide technical guidance, manage resources, and foster a proactive and efficient work environment.

Duties and Responsibilities:

Supervision and Coordination:

  • Oversee and direct the activities of a team of engineers to achieve high-quality workmanship, adherence to safety regulations, and timely project completion.
  • Assign tasks, schedule work, and manage resources effectively to optimize productivity.
  • Provide guidance, mentorship, and training to engineers, fostering a culture of continuous improvement and technical excellence.

Technical Expertise:

  • Possess a comprehensive understanding of relevant systems and equipment, such as HVAC, electrical, plumbing, fire protection, security, and building automation.
  • Conduct complex troubleshooting and diagnostic procedures to identify and resolve issues promptly.
  • Conduct regular inspections and preventative maintenance activities to ensure the integrity and reliability of equipment and systems.

Collaboration and Communication:

  • Collaborate with internal stakeholders, including property managers, engineers, and other engineers, to understand requirements and expectations.
  • Communicate effectively with team members, providing clear instructions, guidance, and support.
  • Liaise with vendors, contractors, and suppliers to ensure efficient service delivery and maintain inventories of necessary parts and supplies.

Documentation and Compliance:

  • Maintain accurate records of maintenance activities, service requests, repairs, and equipment specifications.
  • Follow relevant industry codes, regulations, and safety standards to ensure compliance.
  • Identify opportunities for process improvement or cost-saving initiatives, providing recommendations to enhance operational efficiency.

Emergency Response:

  • Respond to emergency situations promptly, providing technical expertise and guidance to mitigate risks and restore functionality.
  • Collaborate with emergency response teams and external authorities as required to ensure the safety and security of the building occupants.

Qualifications and Skills:

  • High school diploma or equivalent (technical certification or vocational training preferred).
  • IUOE Local 39 union member or interest in membership
  • Proven experience in a lead technician or similar role.
  • Strong technical knowledge and expertise in relevant systems, equipment, and building automation.
  • Excellent problem-solving and diagnostic skills.
  • Strong leadership and team management abilities.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and collaboratively in a fast-paced environment.
  • Proficiency in using computerized maintenance management systems (CMMS) and other relevant software.
