Building Maintenance Worker I (Part-Time)

This position is responsible for preventive maintenance, troubleshooting and repairs of mechanical, plumbing and light electrical equipment, and general maintenance, repairs and occasional janitorial duties on buildings, structures, and grounds. Work is performed under the general supervision of the Facilities Maintenance Supervisor.

EQUIPMENT/JOB LOCATION

Work is generally performed at Capital Region Water’s Main Administrative Office Building at 3003 North Front Street in Harrisburg, but occasional work may be assigned at other CRW locations throughout the service territory. Work involves the use of hand tools such as hammer, screwdrivers, hand saws, shovels, rakes, ladders, scaffolds, dollies, flat beds, brooms; occasionally the use of small power-operated tools such as drills, saws, and grinders and other miscellaneous tools; chemicals such as cleaning solvents, paint and paint cleaners. Employees are subject to work in inclement weather. A computer or other electronic devices will be used for record keeping. Duties typically are performed on weekdays 7:00 a.m. to 11:00 a.m. or afternoon shifts of 2 p.m. to 6 p.m.; however, employee may work nights, weekends, and holidays as required.

Essential Job Functions

Performs minor fixes such as repairing broken locks, drywall repair including touch up painting, fix leaking toilets or faucets, door/hinge repairs, replace ceiling tiles, etc. Check control panels and electrical wiring to identify issues and work with electrician to repair. Performs general painting. Installs appliances and equipment. Conducts maintenance tasks such as replacing light bulbs. Inspects and identifies failures of equipment and systems. Checks the functionality of safety systems (fire alarms, security system, elevator panel, etc.). Reports all problems and issues to supervisor. Maintains records and documents repairs in a computerized maintenance management system. Maintains regular, punctual, and predictable attendance. Reports to work and remains at work in a productive condition which includes not being under the influence or impaired by the use of alcohol and/or drugs. Establishes and maintains an effective working relationship with supervisors, co-workers, and the general public. Completes all assignments in an efficient, consistent, and timely manner.

Non-essential Funtions

Performs occasional custodial duties of sweeping, mopping, dusting, window washing, polishing furniture, and general cleaning, as needed, and responds to spills to ensure a safe work environment. Performs other reasonably related duties in equal or lower classification as assigned by supervisory personnel. Performs work as directed by supervisors in accordance with the current Agreement between AFSCME and Capital Region Water.

Knowledge And Skills

  • Basic knowledge of plumbing, heating, and ventilation systems.
  • Experience using hand and electrical tools.
  • Ability to understand and follow instructions.
  • Ability to perform strenuous manual labor under adverse weather conditions.
  • Ability to use a variety of hand and power tools and equipment.
  • Ability to perform simple basic math for counting and recording purposes.
  • Ability to read technical manuals and drawings.
  • Ability to perform basic carpentry.
  • Ability to react quickly and appropriately to alarms and hazardous situations.


Education And Work Experience

  • Valid Pennsylvania Driver's License, Class C.
  • Experience with commercial building maintenance is preferred.
